A week before payday. I had to pay my mum’s rent this week on top of mine because she hasn’t had her benefits in. On top of this I have £3700 credit card debt and £14,000 in loans to pay. Sucks to be me.

Yeah, I get that. Dad wasn't around, and now that I've started earning a salary my mom's been pestering me about how she "deserves" a house of her own after years of being a renter.

Buying "her" a house doesn't entirely go against my plan, since she wants it to be on my name (her benefits will be affected if she becomes a homeowner) but I feel like a 35 year old family man at the age of 22.

Depends on the upkeep. I don't want a high maintenance house. I would lock up a mil in a house if it had very low cost. But if property taxes are $30k/year and there's $20k in landscaping/year or $20k/year in utilities this becomes something I can't afford at all. I'd say I could afford $40k/year regardless of the sale price as I'd just buy in cash with my crypto gains.

I don't really want a large house. 3 bed 2 bath is fine with me. What I do want is 10 acres, half wooded and half tillable and a barn to work on projects in. In southeast PA that's basically like 700k minimum. My wife and I could feasibly afford a $500k house right now with ~$150k down, but I'm hopeful interest rates will settle towards the end of the year..
