Depends
if you don't really care about the particulars, about 2 weeks from the beginning to end of the process.

However, if you care about the particulars, there's 2-3 weeks of touring houses, 2-3 weeks of inspections on your final set, 1 week of underwriting, then 1 week of closing. 1 week of move in, and 4 weeks before something goes wrong that you have to foot the bill for.

Hope you've got good insurance and a home warranty. Pre owned homes often come with "little fucking surprises" left by the previous owners that they really don't disclose.

I do. Place was built in 2000, only had 1 owner. Their kids went off to college or whatever so they’re downsizing.

They told me the issues beforehand. Dishwasher needs to be replaced and the water tank is a little old. There was a septic tank issue, a clog or something was discovered during an inspection, but they cleared it the other day. Home inspector called and said the place is “very well maintained” and “as perfect as you can get these days” in terms of homes built in 2000.
