RE is a good way to make money. It is passive income and you paid every month. It is nice to have the ability to live for free rent. If you manage 10 houses you will have a doctor's salary.

>> No.54935056

And like every time you post this thread, you don't realize how taxing it is to be a landlord
You think you will easily be able to acquire ideal renters, not realizing the process is expensive, stressful, and guarantees nothing

You have to learn the process of eviction, deposits, background checks, credit checks, income checks, land rules, and all the other baggage that comes with being a landlord

That is all the job of the property manager. Dear god for the love of all that is good and holy, if you are an investor, get a property manager. It is worth it.

Ok!

Are you rich enough to afford the salary of a property manager?
Do you know any good ones?
Will you be living in the property of one of the houses you plan to rent out?

With 10 houses I'm assuming you can pay the manager from there, and have enough to live well

>>54935056
How much time did it take you since you started looking into being a landlord to having all the legal stuff set up, the tenants, and everything running smoothly? Were you working on it as a project part time, or going all in?
Also, now that you have everything set up, do you need to do much to keep things going smoothly?

>>54935253
That's precisely my point
If you have the capital for 10 houses + property manager + house upkeep -

You don't need to be in this business in the first place.
Just put all that money in a high-yield account like I should have and live with complete comfort without a care in the world

Salary of a property manager is 10% of the rent. It's the same as insurance.

High yield account is still lower than real estate which is 12%. You're not getting 12% out of any high yield account. Honestly if you're the type of person to make it you're not the type of person to sit around and do nothing; make no progress and play vidya all day once you reach the point where you can pay for your expenses. If you're the type that makes it you will keep making more and more money getting richer and richer over the years and that game will be worth your time as a fulfilling endeavor.

It gets worse. The double glazing has been leaking round the frames for decades, rotting the floor joists and timber lintels in the walls out.

I've spent the last few months carving that out and replacing it with steel and crete

Last Tennant stopped paying the rent, put the keys through the letter box and disappeared.

Landy hand to climb in through window because it was too stupid to keep a spare set of keys. Typical boomer approach. I can tell without even knowing them because they seem to be of the belief that it's actually the tenants responsibility to maintain and cover such things.
