High yield account is still lower than real estate which is 12%. You're not getting 12% out of any high yield account. Honestly if you're the type of person to make it you're not the type of person to sit around and do nothing; make no progress and play vidya all day once you reach the point where you can pay for your expenses. If you're the type that makes it you will keep making more and more money getting richer and richer over the years and that game will be worth your time as a fulfilling endeavor.

Last Tennant stopped paying the rent, put the keys through the letter box and disappeared.

Landy hand to climb in through window because it was too stupid to keep a spare set of keys. Typical boomer approach. I can tell without even knowing them because they seem to be of the belief that it's actually the tenants responsibility to maintain and cover such things.
