This market is prime for people taking under asking price. If your realtor isn't gonna have your back, you need to get rid of him 100%.

What hoops you have to jump through vary greatly. There are places that will nearly give away a house, and there are places where if you don’t have a cash offer no inspection 20% above ask the realtor throws it away.
