Can't think of a single one. Only 6 days on Zillow.
I say that's a buy. Expect to spent AT LEAST $50-60k in renovations to get it looking presentable, the bathroom needs to be gutted and redone, kitchen looks like shit, the plaster is coming off the walls, it needs a new paint job, bit of landscaping.
Hope you buy OP. Try to get an inspector that doesn't pull punches.

>> No.54755854

>>54755486
It looks good but as >>54755824 said, expect to put about 30-50% of the purchase price on top to make it livable / presentable. How much money you spend depends on whether you want to live there or flip it / rent it. Also make sure to get a good inspector to look at asbestos and wood rot issues before closing as they can end up costing you way more later.

roof is fucked. siding looks like absolute shit. windows are ancient single pane bullshit in weird custom sizes, so the place will bleed absurd amounts of energy in the summer/winter. also the roof is missing most of its insulation, terrible energy efficiency. kitchen is straight out of 1950. numerous walls in the home are stripped to bare lath and plaster. probably knob and tube wiring bullshit and cast iron plumbing considering the rest of the home is ancient. toilet has a message taped to it saying "please don't use," indicating that the plumbing is likely fucked and the place won't qualify for traditional financing.

This is actually pretty common for home listings. Everything else you've mentioned is pretty accurate though.

Very slim. The peninsula is too remote for mass migration from King County, the areas where it is happening are directly across the puget sound (Poulsbo, Sequim, Port Orchard, etc). Maybe in the further off future when Seattle goes full Detroit, but it seems to me like most people who want out of Seattle are leaving the state entirely and moving to Idaho and Montana. The peninsula is hands down the best part of the state, but Aberdeen is literally the worst settlement out there. Look into Forks, it isn't horribly expensive and its way nicer

During that early post-high-school depression, like that first summer where you don't know what you're gonna do, I had some fascination with coastal Washington. I've never been, not even once, hardly ever been once in my life. But I'd seen that movie Safety Not Guaranteed and it looked so beautiful. I thought I would go WWOOFing on some apple orchard, or just get a job in a souvenir shop in Port Angeles. I've still never been. It's a fantasy land in my head. But when I see a name like Aberdeen, I feel a warmness. I think of those days when it seemed like anything might happen, and instead basically nothing did.

Is that the hood? I'm actually condo-shopping at the moment not far from there. The whole North Side is a vast and pleasant expanse in my mind. The building sure LOOKS like a housing project, but I would have thought that was a decent place to be at least just looking at the map.

I'm not looking to buy property I couldn't rent, so I'm out on that anyways. But what do you know about that area? One of the parts of town I'm looking at is that uptown-edgewater-rogers park corridor. How old is that listing, anyway? Must be pretty outdated, I would think....

That area is... ok. I'd look somewhere closer to the lake if I were you. That's in West Ridge which is primarily an ethnic jewish/indian enclave neighborhood. The benefit of that condo though is it's right off the new peterson ridge Metra stop and right by that giant target, but I still wouldn't buy.

I'm not in the market right now (own a condo, looking to upgrade to a 2-3 flat soon though), but pic rel is much, much better. If you look up the listing, the floorplan is what sold me. It's listed as a 1-bed but has a separate office and an easily enclosable dining room which could be a second bedroom. This one's in Andersonville.

When I was shopping for my condo my criteria was to be within a 5 min walk of:
>a gym
>an EL stop (preferably brown/purple/blue)
>a grocery store
>a dive bar I can go to regularly
Very few places meet that critera but this one does, sans maybe the dive bar.

>> No.54763830

>>54763721
There's worse "ethnic enclaves" in the city than Jewish/Indian, though... Sounds kinda nice honestly. I always imagined it was a decent place where you could find a deal because it's both very far north but also not near the lake. I like RP in general though most of my time there has been along Sheridan.

Honestly what you shared is a little out of my price range for a condo at the moment, I'm hoping to find a 1bed that's ~1400-1600 monthly after HOA's. I don't want to think of that as unrealistic at the moment (I'm looking other places as well, not just that corridor, but we'll see) because there's some interesting listings that have come up in the $125-175k range with modest HOA's. But we'll see. I literally pay $650 a month in rent, no roommates, on a month to month contract (and no, I didn't have to blow a guy to get it) so I'm content to stack my paper and see how everything shakes out in the meanwhile.

>> No.54763888

>I literally pay $650 a month in rent, no roommates, on a month to month contract
That's fucking awesome. My first place in the city was a 4-bed duplex in wrigley in 2019, a friend of mine's dad owned it and my rent was also $650/mo.

I bought my condo in the depths of the pandemic for an insane deal and a great interest rate when people were fleeing the city and it's really paid off. Not sure you'll be able to find a similar deal with the interest rates there are now.

But yeah if you want a deal like that you're going to want to look in Rogers Park or Edgewater. Probably the safest neighborhoods that are still cheap. Expect your value to rise dramatically once RPM is complete, too. Look into that plan, it's going to totally transform that neighborhood.

Yeah it's nuts, and in a nice area too (kinda, not tryna dox myself, it's safe and nice but kinda out of the way) but literally saw an ink-on-paper sign scotch-taped to the front of a big old apartment building for a number that literally did not make sense. Stone-age management hadn't even heard of The Internet. And the place was decrepit when I got here, sure, but I basically treated it like a fixer-upper of my own. The building sold in February so I might be nearing the end of my sweet gig, though new mgmt hasn't raised my rent or forced me to sign a contract yet. Still, not a bad time to have my shit together and cash on-hand.

I definitely missed the Great Pandemic Opportunity, and even some good opportunities as late as early-2022 when my shit was not yet together. I had other concerns at the time. But yes, Edgewater is where I'm hoping to land.

I don't know this RPM (googling just gives me the steakhouse) is that the Peterson metra stop you're talking about? I'm out of touch with the area but, as bad as the CTA is, the metra fuckin RULES. I'll keep that in mind. Hot tip, anon, thanks much.

It wouldn't be that hard to move out here, you can still find fairly affordable property (at least by WA standards). The Olympic Peninsula is a unique and special place, very scenic and pretty remote. There are some downsides you should be aware of: You will not see the sun for 8 months out of the year, and during those eight months it is going to be cold, windy, and dumping rain. Also people from WA are very strange; you have 1488-tier redneck schizos mixed with the most gigafaggot trannoid libtards this side of california. And everyone is mentally ill and on drugs. Overall the WA coast would be a great place to NEET, but not a great place if you have career aspirations. Personally, I moved to the Oregon Coast as I have no career aspirations aside from being a beach bum, and I just couldn't handle the WA taxes and shitty gun laws anymore.

Red-Purple Modernization. Essentially rebuilding the entire red/purple line north of belmont on brand new viaducts. Part of the plan is building apartments/retail on all of those parking lots down Broadway in Edgewater and that is going to add a ton of young professionals to the neighborhood.

Basically, your 45 minute red line trip to downtown is going to take 25 minutes when it's complete, and all of the dingy, crappy, 100 year-old stations are being completely redone. HUGE improvement.

>Nothing beats a comfy beer at Mcminamins after a leisurely 18 holes
my girl's family used to own a beach house on the road right next to the golf course. we went down there every year for years and then they sold it. I've been wanting to buy property there ever since

The frame is probably rotten. It's basically a tear down. So if you're cool paying 175k for a lot in a shitty WA coast town go for it anon. I live in WA btw. Are you not aware of the big one? It'll happen any day now, so that investment will be underwater anyways.

That’s a pretty nice (if boring) neighborhood. They’re building a metra stop a few blocks away that’ll be opening in a year. So commuting downtown will get better soon if that’s important. Andersonville is nearby and has nice yuppie dining and shopping. Lots of cheap ethnic grocery stores and a target nearby.

Great find anon. Coops are such steals in Chicago desu. The ones that aren’t high end high rises atleast

Sounds comfy, too bad they sold it. Buying property there would be a great idea, areas full of richfags and vacationfags are pretty much immune to housing market downturns. If Gearhart is too expensive for you, could always go north to Hammond or Warrenton. Slightly further from the coast itself, but you're right next door to Ft. Stevens Park which is nice. Astoria is a good option to, but housing there is rapidly becoming more expensive due to Portlandfags trying to escape the dystopic hellhole they created

unless you're buying it solely for the land you're retarded
>buying a 100 year old rotten cardboard shithouse, Jesus you people are crazy, in eastern europe you could build a brand new house from concrete and bricks, 8inch insulation, ceramic tile roof, floor heating etc, why aren't americans building houses from bricks anymore? I think I know why, because they would last generations, and the jews don't want that
