Do you have a super secure job? This is most important, because typically RE starts correcting after big stock market corrections and during recessions. You don't want to jump in on an expensive property and then lose your job a year or two later.

Are you looking to buy as an individual or are you putting your bitch on the mortgage too?
Whats your annual income, and do you have any big debts right now?
Do you have a financial backstop (your parents, etc.) who can float you if you get stuck in a real shitty financial situation?

In general, at this point, I would say it would be wise to wait for the stock market to correct, so that the fed goes back to QE and mortgage rates go back down. Buying at current rates & top of the market prices shouldn't be done unless you're looking to stay in the home for the real long term, and you have a very secure income. Most first time buyers sell their home and move within the first 7-10 years and you don't want to be underwater long term. Also, never, under any circumstances, take an adjustable rate mortgage. That's a nigger trap, and it works. Your loan officer will try to sell you on it, tell you its popular, its not. Less than 10% of mortgages are ARM. They are for poorfag brainlets who end up getting foreclosed on.

I would say something in the $700-800k range would be a comfortable starter home for you guys, but remember, if you do buy now, there is a really good chance you'll end up underwater for ~10+ years. With that much projected income growth, you can buy now, live in it, pay it off, and then buy another property to live in, and use the house you buy now as a rental property. That is what I would do. That way you aren't concerned about being locked in a cuck cage underwater when you want to move in 7 years. This is all dependent upon your ability to pay off the first mortgage though.

There are tradeoffs, and a lot of those areas are cheap because they suck and they're boring. I sensed the high inflation a few years ago and took a job in Wichita Kansas. I am a poorfag and at the time didn't even make $20 per hour. With my sub-20 per hour wage, I was able to get essentially a luxury apartment in downtown Wichita for less than 800 per month. Garaged parking at the door to my apartment (gated as well obviously), in unit state of the art washer and dryer, dishwasher, balcony, fiber internet. If I wanted to be more frugal, I could've gotten a regular apartment for $500-600 per month. It's still like that there. Groceries are cheaper, fast food is cheaper. Most bars do mixed drinks and regular beer for $3 per drink.

Sounds great, but it's pretty boring. Even downtown you only see like the same 5-15 people at the bar all the time. Not that many good bands play concerts there. And most interesting or decent young people go off to college and then don't move back, so if you're a young adult, dating there is difficult unless you're okay with single moms or just dumb low iq women. I'd imagine most "cheap" midwest towns are like that.

If I was already married, and my wife and I didn't care about moving far from our friends and family, and we worked remote, I'd consider moving to one of these super cheap places in flyover country. But the fact is that if you're a young person trying to live an interesting life, you're not really gonna find it there. That's not to say there's no economic opportunities or that there are no cool people, there are, it's just fewer and farther between than in a bigger city.

Having to move furniture and groceries up 2 flights of stairs + another 1-2 flights of stairs inside is a hassle. This home also doesn't have very good Feng Shui. Yeah but think about how different things are now. In 2008, most millenials, the largest generation since boomers, were still living at home with their parents. Only the older millenials born in the 80s were living on their own. 2008 happened largely because literally anyone who wanted to buy a house was able to buy one in the run up to the crash. People only lived in apartments then if they preferred to rent an apartment instead of own a home. If you had any kind of stable job, even a low wage one, you could get approved for at least a small mortgage.

The problem was that after 2008 they barely built any new housing across the country, and when they did, it was usually trendy luxury apartments in cities, not new single family homes. Sure some got built, but if you were alive before 2008, you'd remember how new neighborhoods and houses were being built everywhere in the late 90s and 2000s.

Now all millenials are looking for houses, and even zoomers are starting to as well. But there aren't that many more houses. Boomers are still with us, and they own over 30% of all the housing, maybe even closer to 40%. I think the housing market will keep going up, or at least stabilize, until boomers start dying off en masse. If total collapse never happens though, we might see the worst of both worlds with private equity firms simply buying up all the boomer property that doesn't get passed down or the ones that get sold by beneficiaries.

I think that's the only way they'd keep housing prices up. I don't see immigration increasing much more, especially with likely economic downturn

Bought a few years ago and refinanced when rates were rock bottom. But I'm tired of suburbia where there are thousands of people who make life miserable every time I go outside. I don't want to sell when rates are 6.5%. So the plan is to move 10 minutes down the road to a place where rent would cover both mortgages.

Instead of the car-dependent suburban bullshit I would get a comfy downtown with parks, farmers markets, multiple bars and grills, and a grocery store that is walkable. Schools would improve from 55% white to 90% white and are 5-star.
