Spring Valley is actually pretty nice desu. I'm going to be driving there tomorrow to see my in-laws. Its about 20 minutes from Rochester for all the "big city" shopping you need and it has 2-3 really good restaurants downtown. Even has a decent gym called "The Pit lol". I've lived the city life before(To get more specific, I got an apartment in Arizona Scottsdale. Was a fancy looking place,fancier than where I live now out in Casa Grande not gonna lie) and the only real convenience it gave me was that druggie bitches no longer wanted to move in as temporary sex slaves since they were too far away from their dealer. Past that iif you can afford a place you can afford a car so you can come and go anyway. Living there 24/7 makes the excitement of seeing a big ass waterfall or mall not as thrilling anyway. Plus the prices of shit go noticeably up and even if you DID want to crash in the city there's like 50 Hotels/Motels available.

As a born and raised Chicagoan who works the streets doing delivery and is very familiar with the area, in 1995 that was a really risky investment. The Gold Coast was still the Gold Coast but west of that location back in the day used to be Cabrini-Green, aka "The Projects." One of the shadiest areas in the whole country. It still lingers today but in 1995 and east of LaSalle, the area wasn't as developed or as safe as it is now. As a youngish (<30) Chicagoan I'm kinda glad we basically saw no real real estate value boom like other markets post the '08 crash. It allowed me too be able to afford my first condo at like 24, which is tough to do in most cities.

It's a bit of a trap though, because while it's allowed me to own and pay off my apartment in a nice neighborhood near the lake, literally where can I move? It's paid off, but I can't do the California thing where I can sell it at a huge markup and retired. But it does allow me to live in a comfy part of a big city for very little money. That depends on your lifestyle goals but the general consensus is north of downtown and east of the river with the northern border at Irving Park Road IL-19. For something close to the action without being too close, I'd pick somewhere like Sheffield and Belmont (my favorite part of the city, the best way to describe it was that part of the city is that loser kid who gets overshadowed by the cooler kids, Wrigley, Lincoln Park, and Lakeview, but once you know that loser kid he's pretty cool). For raising a family inside the city, I'd consider Roscoe Village. For a lower cost of living than Sheffield/Belmont but still relatively close, I'd go with somewhere in Ravenswood or Lincoln Square, holy shit is Lincoln Square such a nice part of the city. Small town feels while still being part of the big city, Lincoln Square is another one of my favorite parts of the city.

Yeah I'm a big fan of finding a neighborhood with good bones that's trending in the right direction. I don't get the immediate benefit of living somewhere hip, but it's still pretty good for my everyday living and cheap to live in.

I'm so tired of renting in niggersville. Everything here sucks. I can't even get fast food near my house because every wagie is seething so hard you can taste the spite. Philadelphia is up there. City lost something like 10-15% of its population since 2020. Crime out of control, murder records keep breaking. You still have Pilsen/Bridgeport/Hyde Park down on the south side. I just bought at the right time, bought the cheapest place I could back in like 2017, flipped it last year and used that equity to buy the next cheapest place I could cash with my gains.

You can find apartments up on the north lakefront under $100K once in awhile, just gotta keep your eyes out. Or get comfy with paying a high rise HOA, which I'm not haha. Keep your eyes out

You need to get out of the south or west side, at the very least, there's less crime and more opportunity in the good parts of the city. The difference in rent isn't all that much either, however you won't find those deals on the internet. Finding an apartment through the internet or a renting agency is the best way to get the worst rates.

I've lived in all three of those places, and one of them I'm referring to as Niggersville. I mean I like it, there's benefits, but it's an island on the open ocean compared to the heartbeat of the white population in this city. Have you checked prices in those areas any time recently? I'm honestly hoping to own a 1bed condo near the university and rent it out when I'm done (I know that rental market very well, I believe in it) but the pickings are sliiiiiim for anything affordable and rentable in 2023. I check kind of a lot, honestly. There were some GREAT opportunities in mid-2022 that I just wasn't in the position to pull the trigger on. Now that I'm in a better position, that kinda stuff just isn't there anymore. From like October to now.

I work adjacent to real estate and what I'm seeing a lot of is people trying to offload. Well-priced units are renting like hotcakes but anyone selling thinks that this is the time to cash out at the peak, with very unrealistic sticker prices (like, agents saying "Personally I think this seller is asking $35-40k above market, but... We'll give it a shot for now and see how things go" with some stuff really sitting on the market for a while. Sellers are always stickier on their prices, takes longer for them to accept that the market has rejected their offer. I'm not seeing those properties move, but I'm not seeing the prices move yet, either.

In any case I stack my paper living in a below-market-rate tenement I found by calling the number on a piece of paper stuck to the front door. I'm just getting itchy for an opportunity. I'm bored. I want to start the next phase of my life already.
