Not true. After the financial crisis the industry moved towards mostly fixed rate debt which makes them immune to raising interest rates. And even then the average duration for the industry is 9 years which means the few variable rate debt they do have is pushed off to the long term.

And then of course you have to remember how reits function. Half of their funding is from equity options. They raise money by selling shares to then use those funds to buy property, whose rent then goes to pay the stock holders.

In their defense, and as someone who admittedly has an only rudimentary understanding of the economics, their initial assumption that it was transitorily rooted in the post COVID supply chain issues and would work itself out as that corrected makes decent enough sense to me. Though I am also somewhat aware of the stimulus factors at play, which *should* have been relatively countered by the business shut down losses, but it seems there was a lot of advantage taken in cases where it wasn't actually needed as well.
