Unfortunately, wagecucking in an industry does not necessarily make one a decent investor. If that were the case, you'd likely no longer need to be working there.

Similarly, most oil workers were understandably pessimistic when the oil price went negative and the whole futures curve traded down below $50. Jan '25 oil was trading at $40.
The beauty of futures is that they don't actually represent the future. They represent current expectations of the future, and those expectations are often wrong.

I'm not saying the situation doesn't look like shit now. What I am saying is that it will get better. You don't have to go all-in at this point. That would be terrible risk management.
What I can say with confidence is that it's worth starting a position here. The risk/reward over the next 2 years is incredibly favorable. It may get worse before it gets better, but when it does turn it'll almost certainly be towards levels well above where some of these REITs are trading today.
