My credit score was average 740?. I had about 35% or so maybe 40% to put down, (on my low 200s house I wanted)
but for 'income' my meager part time job wasn't cutting it,and my CU 'politely' told me I wasn't even close. Such a blanket statement shows a lack of financial literacy. Mortgages are very complicated. You have to run the numbers. For example, imagine a theoretical mortgage of $100k at a 5% interest rate for simplicity's sake. A 20% down payment would be $20,000. Right now you're renting for a similarly ridiculously low rate of $1,000/month. You can afford to buy the house today with a 3% down payment or you can wait 4 years to save up an additional $17,000. Here's the problem:

1. The house will probably go up in price so in 4 years it will be $110,000. You missed out on $10,000 in equity and now you have to save up an additional $19,000 instead of the $17,000 in order to get your 20% down payment.

2. You paid rent for 4 years, which for simplicity's sake let's say your rent stayed the same for all four years. Congrats. You just pissed away $48,000 in rent.

Alternatively let's say you purchased the house. With a 3% down payment including insurance, taxes, maintenance, and PMI you're looking at $734/month including PMI. PMI is $80/month so over those 4 years you pissed away $3,840. However, you've also paid your house down to $92,300 and it's now worth $110,000.

If you'd stayed renting you would have pissed away a grand total of $50,000 and you now own nothing. If you buy the house you piss away $3,840 in PMI but you now own a home with $17,700 in equity. However you did pay $35,232 towards your mortgage, so you need to subtract $17,700 from the $35,232 to get your grand total out of pocket cost of $17,532 for 4 years of housing compared to the $48,000 you would have paid renting for 4 years plus the additional $2,000 you'd have to pay to get a 20% down payment on $110,000 instead of the original $100,000. $50,000 minus $17,532 is $32,468. You saved yourself $32,468 by paying PMI.

Of course the numbers won't always work out in favor of paying PMI. Every housing market is different. There are a lots of different variables. For example, if you live in a liberal shithole with high property taxes and an insane housing market, renting might actually be cheaper than paying a mortgage. Investors buy these homes and rent them out at a loss because they expect the home to double in value in a couple of years.

If you buy in one of these markets, you're essentially gambling. If you just want to be a homeowner, move somewhere else or give up the dream of home ownership because renting makes a lot more sense.

In other markets housing prices are actually going up at a very slow pace which changes the equation a lot if you can't count on building equity at a reasonable pace.

The terms of the mortgage also play a large role here. If you have a 15 year mortgage it's going to be much different than a 30 year mortgage. Some states don't have any protections against prepayment penalties so if you get a 30 year mortgage and want to make extra payments the bank charges you a penalty fee.

If your state makes prepayment penalties illegal then you might want to consider taking a 30 year mortgage and trying to pay it off sooner. Why? Because you can always make extra payments to pay your loan off sooner but you can't pay less on a 15 year mortgage if you fall on hard times. Of course the interest rates will be different on a 15 year mortgage vs. a 30 year mortgage so you need to weigh the risks vs. benefits of being forced to make larger payments for a reduced interest rate vs. having the option to pay larger payments for a higher interest rate.

Another thing to consider is insurance rates. Are you buying in a place with frequent natural disasters? If so then your insurance is guaranteed to go up, and not necessarily a small amount either.

Maintenance is another major factor to consider. If you're buying something older that requires a lot of maintenance then you might end up sinking a lot more money into owning vs. renting even if your mortgage is cheaper than renting.

Another thing you can consider doing is if you can get a good deal on your home and/or the value of the home is going to up relatively quickly, you can always refinance to get rid of the PMI. This is what I did. My home was appraised at $475,000 and the seller was asking $450,000. I negotiated down to $415,000 and had them do some upgrades/repairs (about $20,000 worth). I put 3% down and had them pay the closing costs. Unfortunately my LTV ratio was like 84% and I didn't have the cash to put more down so I had to take PMI.

Next year I had my home reappraised and it was worth $525,000. Including the payments I'd made, my LTV was now like 75% or something so I refinanced to get rid of the PMI. Refinancing only cost me like $1,800 so it was well worth it. I also got to skip a month of mortgage payments due to the refinance.
