Its basic supply and demand, I agree its bullshit but houses are always finite as is living space and land. If the population is going to continue to grow then there is less resources for everyone else and so the price rises. I'm making sure my children are set up and in order to get that done in the 18 years it takes to raise them, I have to offset costs. And the best one for that is rent because it makes the mortgage take care of itself and its beneficial to both parties. Now if I was reasonably assured that my wages would stay in line with the ability to purchase a house within 1 year and that inflation wouldn't rape my bankaccount, then sure I'd happily wait. But I'm not about to risk their future because some faggot wants to live off my wage for free.

ive thought about math like this before, but only for america. it would be pretty hard to calculate all the variables imo: excluding state and national parks(natural beauty is worth preserving), excluding unlivable areas(the fucking desert or a mountain top that doesnt fall under natl parks).

so lets make it simple, no single person can own more than three properties. one of them must be a primary residence, and the other two can be rented but for no more than 105% of the mortgage cost. corporations are no longer allowed to own single family homes, but they can still operate apartment complexes and condominiums, as there will always be a need for those. enact a law like that and let it have a 15 year expiration date, i think it would fix a few things.

Anon, you make quarterly tax "estimate" payments then you square up at year end when you do your taxes. All business entities and self employed are supposed to do this, this isn't a landlord specific thing. Don't over think it, just go look up the deadlines for estimates and pay something. The deadlines are also being pushed out and extended constantly so while you might have to file an estimate/ extention often the payment is due later

Well take my dumb advice for what it is worth, which is to say very little. But I believe that how it goes is, the very first year that you do something like this the irs usually lets you get away with waiting until the end of the year and then calculate your income and tax owed and then pay the whole thing then. But after that first year, you are supposed to use the amounts of the previous year to estimate what your income might be and make quarterly payments based on that. And then at the end of the year figure out what the true totals were.

Captialism doesn't work as long as real estate is considered an asset. It should be a liability, just like cars, a house built 40 years should be worth close to nothing today, one monthly minimum wage at most. Rents should go down over time. Property value should go down over time.

Broadly speaking the landlord is one who accepts liability for a fee.
