>US Home-Purchase Applications Drop to 28-Year Low as Rates Jump
>A gauge of US home-purchase applications tumbled last week to the lowest level since 1995 as the highest mortgage rates in three months hammered a housing market struggling to stabilize.
>The Mortgage Bankers Association’s index of mortgage applications to buy a home slumped more than 18% — the biggest drop since 2015 — to 147.1 in the week ended Feb. 17, data out Wednesday showed.
>The contract rate on a 30-year fixed mortgage jumped another 23 basis points to 6.62%, the highest since November. The rate on the five-year adjustable mortgage also increased.

> I'm unclear why you think an AI needs to copy source code from elsewhere instead of just creating its own based on what is asked of it.
> It doesn't need to get ideas from it. It already understands how to create better than anybody ever has.
You have no clue how current approach to AI works if you think it generates exactly what you need out of thin air.
Everything it generates is based on learning data set. Learning process is supervised - human must tell AI if it's doing good job. If human didn't train it to do what user wants, then AI will make guesses based on its model. trying to get best match. This leads to errors.
It might seem that AI is creative because it's rare to see it repeat generated stuff. It's misconception - this was basically achieved by using billions of images as training data set.

Current approach to AI won't work for source code, simple as. You not only don't understand how programming works, but how AI that you're promoting does.
We're nowhere near solutions that you're hyping up.

And just to clarify. The errors I mentioned are the issue. Source code generated by AI must have correct syntax. Without it your application won't work. Then generated source code must also work properly. Just because it compiles is not enough. And there is variety of errors that can occur, many of them are not obvious.

You're basically selling a toddler that randomly arranges elements of syntax as an improvement.

So you are suggesting I am exhibiting a feature that the other party is also exhibiting. I highly doubt you have followed this thus far, but I'll keep going anyway. The utility of the metaphor in this instance submits that both parties are straw manning each other. So you are suggesting the other retard, who might as well be you, was strawmaning me. You are also suggesting that I am strawmanning him. I was not, but that is a separate issue. You have declared that he has been strawmaning me.

I recently discovered that cannabis is a good way for me to be really autistic about cooking and save $$$ for eating out. Now that I use cannabis to stimulate my appetite, cooking food is really fun and I have elaborate shopping lists that I love to fulfill when I'm high on cannabis at WMT or wherever.

PUTs on ETSY. Shorting is too volatile. They're yet another propped-up ESG baby that will collapse when the rug is pulled. They just pushed up to $140 in after hours trading after a "SPECTACULAR" quarter.

> be Etsy
> be founded by "people" many with ties to Israel
> allow sellers to sell counterfeit goods en masse
> promote fake image-based authentication services
> allow Israeli sellers in America to smuggle nuclear weapon components to Russia
> destroy your seller base and flood your platform with bots, indian scammers, and african scammers
> label African-Americans with their own Nazi-era "yellow star" so people know which businesses to stay away from
> 500% growth over 3 years as a result of being the best place to find counterfeit goods
> get called out by Chad analyst
> get your fellow desert dweller semite from Shopify to smear the hold/sell realists/analysts
> be hyper-sensitive to economic conditions and consumer disposable income
> have a book value of $65 a share
> magically have every metric be in the optimal zone so that people who aren't paying attention think the fundamentals are solid
> have the best quarter ever despite every seller complaining about disappearing revenue, visits, and sales
> stock jumps to $140 after hours

I've seen people making a lot less get smacked with felonies in recent times for selling a few hundred fake bags. Etsy is perpetuating, promoting and profiting from counterfeiting and intellectual property infringement on a massive scale - and pissing off their entire base of sellers in the process.

Economic pogrom when?

Start going through the forums. You'll see tons of sellers who made millions in revenue over the past few years complaining that their sales have suddenly dropped 40-80% despite doing everything "right". These people didn't just do nothing either. Many explain how they've focused on tuning listing to the new algorithms, tweaking images, search, descriptions. Twitter is full of bots propping them up. Their artisan products are being listed alongside zombie gag gifts, dildos from China, faggot shit, polyamory shit, and counterfeit products.

I bought long-term puts and I'll be escalating these concerns to the people who are supposed to investigate this shit. If they don't, I'll rile up every single mother that sells on Etsy in America to become a Karen and pressure these fucks to do the right thing. Videos, articles, protests at the Etsy offices, and if their businesses continue to get ruined - violence is the only next logical expectation for the executives. You think some crazy lady selling healing crystals won't pull a Nasim? LOL

So they have many lifetimes of memories. Over the millennia, they've learned of each other and created an ad hoc game where they just try to kill each other. When they're reborn, they play dumb, like a baby and child, until they can amass enough power to find and try to kill the others. That's what WWII was all about. It's why Truman nuked Japan twice.

It's not about individual sellers, per se. It's about perpetuating fraud and copyright infringement and then pretending it's not happening to prop up the fact that you're losing business because you hate white people and the economy is worse than people realize.

It's the multitude of issues and the fact that no matter how Etsy responds to this, two things remain constant:
1) the economy sucks and job growth is non-existent
2) dispoable income will continue to decrease
3) if etsy deals with the counterfeits, all of their growth stops overnight and is exposed to be fraudulent and next few quarters will magically be rough or they simply delay the inevitable

Back in the day, prosecutors would have crucified companies doing this. Imagine paying $1,000 for a fake, "authenticated" luxury item.

I got to my 5th round of Etsy interview for senior dev, then they pulled the rug on me. :( But yeah, from what I've seen, they seem like your standard big tech dream job with a bit too many you-knows in HR and lots of excess (prime NYC offices 200K salaries, etc).

I would like to see the future of e-commerce go a less centralized direction. Self-hosted open-source technology for the masses to open an e-commerce shop without any middlemen would buck break Big E-Commerce.

I've recently listened to a couple of Q&As by Charlie Munger and really liked them but he always starts talking about how America made such a great move by turning Germany and Japan into their friends and allies instead of punishing them after WWII. Depends on the underlying ETF. The main issue is volatility drag. An article call "the long term behavior of leveraged ETFs" showed that you can get away with 2x leverage on most indexes, and 3x with the SP 500. A paper called "leverage for the long run" showed that you can reduce volatility using the 200 MA on the underlying. In my opinion, you should combine LEAPS and synthetic futures on SPY and QQQ for leverage without the decay.

Kek lets say for some strange reason INTC gets so bad that they sell the company to someone. Cause you know the govt would never allow them to go belly up due to antitrust mess that would result. Well so what?. So in the worst case, they get bought out. You still end up with a profit on the deal. Long as you didn't buy in when the stock was 50+ that is. So worst case, they get bought, you win. Best case they clean up and profit rains down like mad (along with higher stock prices and divvy hikes). You win again.
