this is the kind of re investing I'm curious about. in senior hear of college my friends and I rented a place from a pajeet landlord. aside from the college age tenants treating the place rough and possible vacancy during the summer months, it seems like a good investment opportunity. rent is often paid by the parents or they sign on as guarantors. if people are especially troublesome, they are usually out by the end of the academic year. on the other hand turnover can be annoying since you'll have to do maintenance pretty regularly before the new set of students moves in.

I used to work with some guys who would buy houses together to rent out in a college town. This was before covid and I imagine they're set for life now. They would do essentially what OP is describing, rent out rooms in the house to students or coworkers while living in one of the rooms. If you live in the house for 3 years you can sell it with no cap gains tax.
