It depends. Like other anon said many HOAs are just a privatized zoning board and are not that strict. You need to DYOR but in general the higher the fee the gayer the rules. If you're a normie who doesn't homestead or work on cars it probably doesn't matter at all. In some parts of the country it's almost impossible to find a house outside an HOA

in NY you can find $120k apartments near central park with $1500 hoa fees per month. almost all apartments thee have crazy high hoa fees
