If you are or become suboptimal, say goodbye to a steady paycheck. This is why I'd never bother with huge debt i.e. mortgage. You could be paying it for years and BAM. You lose your stream of income and foreclose the home basically making all the money you spent moot. This is why I won't move out unless I buy a home in cash
