Japan has prices like pre COVID for American dollars. A shopping trip is much cheaper. Restaurants are much cheaper with better service and no tipping. There aren't "Big Cities" in Japan, there's Tokyo and the sticks. There are barely any jobs outside of the megalopolis and the rest of the country is extremely stagnant because all the young people fuck off to Tokyo, maaaaybe Osaka or Nagoya, as soon as they finish high school. While public transportation in the countryside is relatively shit, it's still better than in America and driving a car there is what everyone does anyway. Public transportation is slightly cheaper than buying a car, but can't totally replace it even in the cities for most people, so you still end up with all the same fixed expenses of car ownership no matter where you are. But yeah, in my friend's village maybe 1 in 10 young people actually stayed. The rest moved to Tokyo or Osaka. Quality of life in the city is still worse, even if you're comparing a high city salary good job vs a shit farm job in the country, but it's easy to be deceived by the numbers. You still have to contend with things like the lack of women the countryside to meet, or the continually declining infrastructure (Tokyo sucks up everyone from the rest of the country so you don't notice it as much there). I think it's the lack of job opportunities & fun that drives people away. If your life is going to be farming and the only bar in town is run by a 50 year old mama-san for your elders then things get pretty boring if you aren't creative. I've seen some Japanese internet companies (small, ~50 employees) write about how they moved their entire company to the owner's hometown and everyone loved it because they were making Tokyo salaries in the countryside, but Japanese seem culturally averse to this kind of risk-taking.

I found a nice house a cliff overlooking the ocean with a massive workshop (equivalent to a 3-4 car garage) for about $30-40k with a beach about 5 minutes away. Something like that might be nice for a vacation house. But if you're not going to be spending 3+ months there out of the year it's probably better to just rent a minpaku or something instead. The land will always be worth something but you run into the same issue you see with houses in detroit & back-taxes: the demolition costs exceed the value of the land and the house will need to be demo'd before someone wants it, so it never sells. If you continue to live in it then that's not an issue though.

Japan especially in nigata has real cold winters. That house will be fucking freezing with basically no insulation at all, and plenty of drafts from deterioration.
It has, again, especially in places like nigata, extreme humidity from June-october and 33-40c constantly. This creates mold. That house likely has manor mold issues and structural damage from it.
Being rural, the bugs are next level in japan and this house will likely be in constant battle with them.
It may LOOK ok aesthetically to outide eyes from the pics, but even the interior is OLD. I can imagine the shit quality looking at it. Brown old as fuck tatami, has likely gone smelly with damage all over. I have stayed at cheap minshuku enough times to know and this is probably worse.

Probably better off knocking it down and building again with more modern standards in all honesty.
