>message seller and say you will give them full asking price if they are willing to do a land contract aka seller financing
>make terms 10-50% down, remaining balance paid out over X amount of years at 3-7% interest

this way you avoid banks and can close fast. if anyone has any questions I'll answer them when I wake up. if you can afford to pay rent, you can afford to own a house with the method I laid out - dont give up on the dream of ownership
