Im in DFW area. Rents dropping steadily and I expect them to shit the bed in spring. The amount of rental houses I see cutting prices every two weeks and demanding that you sign a 2 year lease because.. because you just have to ok? is hillarous. The next two years are going to be a lot of fun.

There is no supply and demand with apartment rentals. They never lower rates, they just offer discounts that go away after the first year's lease is up. If the price can't move with demand, it's not a market, it's a... well, racket, as you said.
