Bonds are debt issued. If you buy them on secondary market it makes no issue to the company... However those companies do need acquire more debts and so when they issue new debt to service the old debt the rates go up dramatically. Higher coupon payments on new issues. My biggest advice in the markets is just to stick with it. There is a big learning curve, and once you pass that hump, it only gets easier. There will be times where you feel like pulling your hair out, times where you're in despair - this is a good thing, it means you care. Keep caring. Keep learning - everyday improve your knowledge base by 1%. Things you learn today, patterns you recognize today, they may not pay you out today, but you will surprise yourself in 6 months when you see a similar situation present itself, and you know exactly what to do to profit off of it. Sometimes it is hard to see this big picture, of building up your knowledge base - when it finally happens to you, your whole view on the market will change. Anytime you lose money it is the market trying to teach you a valuable lesson - write it all down; pain is the best teacher. Stop thinking about losses in terms of "man this sucks" - start thinking about them in "what is the market trying to teach me - what did I do wrong"
Also, I've told anons this thinking before, but it seemed to help some anons
Think about the market like a river where salmon are spawning & swimming upstream
We're all gathered with our little carved wooden spears
You look around and you see skilled fishermen catching fish all around you
But you're struggling - you keep losing your spears (which requires you to dedicate resources to making new ones)
It's frustrating sometimes seeing other men catching huge fish all around you - you know the fish are there - you can see them
Don't ever get frustrated at seeing other men catch fish - just be grateful that there are fish in the river to begin with
Anytime you see a ton of fish, people carrying a trophy catch, you should not be envious, you should not be angry about it, you should instead just be grateful that there are huge fish in the river to begin with, and that one day, if you keep practicing, you will catch one too

>executive compensation - if it's too high, big red flag

The biggest time bomb in real estate is short term rentals. People went absolutely insane buying short term rental houses over the last 2 years, people were even taking out heloc’s (eventually turn into variable rate debt like ARM’s) to buy houses to turn in short term rentals. STR’s have been the hottest thing in real estate and if people quit taking so many vacations and so many new STR’s to compete with it’s going to get tough. The problem with these short term rental homes is they will not work as a long term rental since these are huge homes with 3-4+ bedrooms since the thinking behind str’s Is more heads in more beds = mo $. Well if you have to take the big homes and try to long term rent them you have to be asking $5k+ a month in rent which not many usual long term renters can afford, the only group those kinds of rentals were targeted to in the past were corporate and executive rentals, very niche market. Those homes were never built to be turned into rentals, rather they were built for families to live there for decades.

The other big problem in real estate is commercial financing is going to be a cluaterfuck, not just office buildings but apartments as well. I just cannot wrap my head around the idea of forking over so much capital to business ventures that really have no ability to generate enough revenue to justify their valuations, other than of course this being partially fuelled by inflation and tiny interest rates in part.

Why would you buy fixed income MBS when we're expecting massive default rates?
For HA loans, the default rates are at 2.5x of what they used to be for the first 6 months.
Even fixed rate mortgages are hitting trigger limits, and those that aren't will have to remortgage eventually if they aren't 30 year fixed rates.
Aside from default rates, there will just be less spending in the economy, unemployment will rise, people will default even if their rates don't increase.
