I bought a 400 tree orchard with a run down house on 5 acres.
I renovated the house and pruned and mowed and fertilized the orchard, now I pick 400kg every couple weeks for sale at $3kg plus rent the house out for $500/week.

If you are a bit menial and can be helped from times to times by friends/family, you probably can make your own for a fifth of this price, land purchase included. Construction's permits might be a hassle, but fuck the gubment's mafia, just build it "illegally" like we always did since the dawn of mankind.

Also aren't real estate sales down -37% in the US since last year? The combo of high inflation, higher interest rates pushing loans' interests to stupid levels, plus ppl getting layed off now ESG money/fedbux dried down, will kill the house market.

As an example, here is less than 7 acres of land in Kent. It's going for £895,000, which is more than 1 million dollars. It's probably much closer to civilisation and it has planning permission for a 4 bedroom house but you can see the predicament. If I wanted 70 acres I'd have to have 7 or 8 million quid ready to spend.
