Land does poorly in actual hyperinflation. Use weimar as an example, land did better than cash but significantly worse than commodities. Food producing productive land would be a different story, as food was good at keeping parity in hyperinflation conditions. Land outside of the country experiencing hyperinflation is also a decent option, if you expect hyperinflation to be localized and want exposure to land.

I would definitely prefer some pristine coastal land that will obviously appreciate in value, but the whole draw of rural land is that I can actually afford it. I need to rethink some things or maybe just give up until I get a better job. Also:

depends where you live, but your taxes on vacant land are going to probably be around 1/10th of the purchase price. Meaning it will cost you hundreds or even thousands of dollars a year to own, and in a decade you'll have paid double the cost.

but then taxes on commodities are even worse. People here just don't realize that because they don't pay their taxes. It's impossible to avoid taxes on land though.

Rural land is where its at. Forget growing city we're wfh now boi. I bought jan 2021 and it's up over 40%, doesn't seem to be turning like urban re. It's about an hour and a bit to a state capital. Good "weekly meeting" distance. I honestly don't think people are gonna wanna live in these cities for much longer but we will see - i could be wrong.

I was looking at cheap land to run off to today myself. The cheapest land seems to be in the barren deserts of Southern California, Arizona, and New Mexico, though I saw a couple of comparably cheap plots of land in Utah and Texas. By "cheap," I'm talking 2.5 grand per acre cheap. The catch is, of course, that it's land that nobody wants due to how superficially inhospitable it is. Even so, I might buy some up and just go live in a tent. Fuck this gay world.

if you're going to camp illegally you don't need to own the land. Just pick a spot and camp illegally. Or better yet camp legally on FS or BLM land. You just have to move your camp every 20 days I think and you're good to go.

hyperinflation is usually fairly telegraphed, venezuela had years of warning, turkey is also showing clear signs. Look at how much the government is printing or running on deficit and whether they are willing to keep doing it. High single-digit and low-double digit inflation is probably not something you want to hedge by taking out credit, credit interest rates are almost always going to be worse than inflation and land is only a hedge if you can afford to sit on it for an extended period without selling.
