>buy condo in early 2021 for 300k in SoCal, basically the cheapest option within a 10 mile radius
>interest rates go from 2.5% to 7%
>today equivalent condos are now 400k
Feels pretty good. Lots of people priced out of townhouses, let alone actual houses, so now there's a lot more buying pressure on the bottom.

>> No.52481528

For me it's less an issue of being able to afford "something", and more coming to terms with:
> Do I buy a condo with $1000/mo HOA fees, but in a good part of town where I'd have better dating prospects, or
> Do I buy a house in the suburbs where I'll own the land but die alone

The US and ESPECIALLY California have earthquake issues so making buildings like you see in European countries would create unstable deathtraps that would collapse on you in a second
This way houses won't collapse they would just wiggle around a bit and if it does collapse its not instant death or a slow and painful suffocation while being crushed.
One of these houses in the UK would rot and collapse fairly quickly unless it was made impeccably when it comes to limiting moisture in a place where you have to let the shower air out or have mold buildup

and the place that was less than 40k in the 90s is only a mile or two from the ocean. Its literally in fucking heaven. And the beach, weather and landscape isn't new. The cheapest condo in Placerville is 320k And there is nothing in the other two. ITS FUCKING OVER. The California golden age died in the 90s.

I literally just told you that raising rates brought prices up. I live in a high-income high-employment high-nimby suburb, not some cardboard-printing Vegas outskirt. As long as the local industry isn't hurt by a recession (and it's a fairly recession-proof industry), I don't see much reason for prices to drop that far. I do expect my condo to go down a bit when rates are cut, but I expect more expensive units to go up to their previous highs as well. With the money printer going, easily a good outlook five years out.
