JEPI is a good div stock around 10% iirc, that one is tied to the S&P, which I think is mostly bullish at this point, but also something you might want to wait for the market to stabilize before jumping into

I'd consider adding a property within 2-3 years.

Maybe something as small a $100-300k condo in a developing country city or a < $500k rural property of your choice in USA if that's your thing.
