you might get 2500-3000 a unit. Its in a good area. Fully rented it should make 10k-12k a month. Subtract 30 percent for expenses. Its good money, but you won't be making 2mil in a decade. maybe a million after expenses. Also renting here is a pain. I friend of mines grandparents own an apartment building around here and they have been trying to evict someone for almost 2 years. Who stopped paying rent at the beginning of the pandemic.

For this building your better off buying it with a couple of family members so each party gets a unit. That they can either rent to other family, use or put on airb&b.

There’s a place listed near me for $480k and it’s just a shell, completely gutted like they started a flip but ran out of funding halfway through or just decided it wasn’t worth it to complete. There’s usually a catch

To own this you would need at least 40% deposit in my country.
But if you could do it your life would change -- you would not need a "job" ever again. You would spend your time managing and maintaining the place and travelling and doing whatever you want.
You don't get much capital growth from these places but worth is linked to rental income, so if you put rent up the value goes up.

There isn't really a catch, the owner is probably selling because they think the tech bubble in san fran is popping and they won't be able to find renters who are willing to pay 3k a month (which is what one of units inside of that building probably goes for).

It's location is worth the price, alone. It's in the Outer Richmond, a block from the Presidio, 4 blocks from Golden Gate park, and 8 blocks to the Cliff House and Ocean beach. That's an insane location - and on the other side of the peninsula from the poop streets.
It's also a heavy tourist/airBnB location, because of it's location.

BUT

The weather there is not what you think. It's foggy and damp all the time, and traffic on Geary is heavy all the time. And a long slog to get into the city, and BART doesn't go out there. I'd live there in a heartbeat, because I don't care about cold and fog, and I like living near the shore. I'd be out riding my bike on the beach every day.
Looks like it needs a serious renovation, too - a lot of buildings out there are really old. That looks like your typical apartment building built in the 40s or 50s, renovated in the 70s, and hasn't been touched since. The kind they tear down in that area and put up new modern condos or one family homes.

If housing crashes in SF, you'll never rent it for what it's worth, and will need to hang onto it for 10-20 years to have the market recover. That's a big bet right now.

There's no catch, the outer Richmond district in SF is a desireable neighborhood. If you look on Zillow, that's an average price for a multi-family home, in an area where one-family homes go for $1.5 million. It's location is prime - you're right next to the beach, the park/zoo, the Presidio, and the Golden Gate, so Napa/Marin are a lot easier to get to.
I've spent a lot of time there, I used to hike the Land's End Trail a lot, and bike along the shore, on weekends. It's really fucking nice.
