People saying how from now on because of covid, that house prices would now forever go up 20-30% per year, and that it was the new normal for house prices, and that if you didnt buy now, you'd be locked out of the market forever, and they said it was impossible the rates would rise because the US gov wouldn't be able to service the debt if they raised rates, so therefore house prices will forever now go up 20-30% a year and if you dont buy now you'll be forced to rent forever

Blueprints for new homes are fairly copy paste and it's a routine procedure whereas every old house has its unique challenges. Mortgage is 2400/month.
I'm totally separate from them in a split level house. Two kitchens, 3 bathrooms.
No blacks or roasties, it's hcol tech area. Blacks can't get in, or employed, mostly asians and some whites.
It's a boring as fuck area, but it's near downtown (20-30 mins by car), but car is required so no public bus access, uber is okay of course and I do provide parking.
$1500/month,x 3 = $4500 revenue
most of the time not home because I can non rev free flights (currently in jpland)
use taskrabit for people to come clean and turn over house.

I didn't over leverage, I'm paying double mortgage if I want basically - with a great cushion.
