ngl I'm considering flipping. Interest rates increasing are squeezing cheap housing while deflating more expensive housing. My 700sqft condo these last three years has gone from $260k to $340k to $400k. Meanwhile nearby 1000sqft townhouses have gone from $400k to $550k to $475k. I have a feeling once mortgages are back to around 4%, my condo is going back to $350k or so and those townhouses to $600k.
