So the houses sit empty as no one can rent them at the prices landlords require and due to rent controls etc they can't rent for a low amount? Buyers who want to live there can't buy them because they can't afford a mortgage/house prices? Is it just going to be a waiting game before landlords have to bail at a loss?

Protip: Always lie on your rental app and have an extra number you use as your "landlord reference" answer the call (if you are nervous have a buddy do it) talk yourself up. You can even say you rent from your boss and knock out 2 birds with 1 stone. Tell them he is selling the property that's why your moving.
