High being bad is all dependent on your position. We are in a debt dependent economy. The average savings for Americans under 35 is $11,250 with the median being $3,240. That means the average home buying age American, should he look to obtain residential property, is going to take a mortgage. This also means the average home buying age American cannot put 20% down on the average $400,000 single family house. All of these facts mean that as a seller, high usury rates are BAD. The average American NEEDS a mortage and the mortage payment just doubled. High usury rates are good for buyers with cash and in the long run, better than a market that requires cheap debt. When you are a buyer that has $11,000 or $33,000 cash saved up, that means the money will get closer to 20% down payment because the asset price has to fall to sell the house. When you are a buyer that has $200,000 saved up then you are really in the money as you can either nearly pay off the house in full or purchase multiple properties by splitting that cash as down payment then renting out one or two of the houses until the usury rates fall back down.
