I rent one of those to an IT guy. Lovely view, up high on rolling hills, lots of trees and grass and cows. I live in the city. When the time is right I'll sell the 5 acres and buy some land near the sea, then build a house. Hopefully I'll keep the city house to rent out, it's in a good area and appreciates well.

You're right, the USDA rural development program is the singular way 60% of the USA population can attain a mortgage for a house.
If you can somehow afford a car, you can potentially find housing out in the boondocks.
The problem is that the areas these houses are located in are usually so remote that the transportation costs of maintaining a vehicle and gas are too expensive to maintain.
But you're right, this is the only chance 60% of americans have at owning a home.

The fuck they are. My county of 200k people is 100% USDA eligible. I bought in a city of 10k where I can walk/bike to everything.
