Anybody who isn't a moron knows the difference. Wife and I were house hunting 2019/2020. Went to some houses that were clearly lipstick flips. Fresh paint, concrete and landscaping... On closer inspection, no work done to garage (giant hole) and electrical clearly unchanged since house built in the 50s.

On the flipside, one of our neighbors was an idiot landlord and long story short, a tenant drove a car through the house and got it red tagged. Contractor bought it cash, fixed all structural issues, redid practically everything down to the studs, basically gutted the place and sold it at market top. He made a hefty profit but it was a solid 3 months of intense non-bullshit work.

There are so many factors that go into buying a house, it is mind boggling. Age of house can determine modern standards (grounded vs shit electrical, lead paint, asbestos) and you also have to factor local taxation, utilities, etc. In CA, we have extremely low property tax relative to home value due to prop 13... however you still have mello-roos and HOA out to fuck you. Lipstick flippers are just another obstacle to circumvent.

Wife and I are going to stay put. We know our 100k unrealized equity gain is a meme. What isn't a meme is 2.675% interest, lmao our mortgage is cheap as fuck. House prices will go down as cost of borrowing goes up as market rates now can add tens of thousands on total cost of ownership... Just like mello-roos. Just another factor to consider.
