I have learned some more since this reply but didn't get to respond so on the chance you are reading this I will not be leaving real estate investing to the agents. I want to and will be working with them to wholesale contracts.

That's why I will find a good deal that is highly motivated to sell, will have several cash buyers lined up prior to any contact with the real estate agent selling the house and I will have a inspection contingency clause if anything were to happen

You are right, I should not be the one to formulate the contract. It should be the real estate agent that am in contact with that is marketing the property. Furthermore he will represent me as my buyers agent where possible .

Yes software to access the datasets necessary to find properties with ease and without marketing myself - then I can focus on making deals. Software like MLS or whatever the UK equivalent might be. It's not a "...are you serious" question.
