Say you pay like $2400/ month between your mortgage and other monthly fees and of that $1500/ month goes into your own equity. After 36 months, that's $54,000 in equity. Say you buy right away and sell immediately after. Subtract from that your closing costs and then selling costs and basically you've got nothing left. That's assuming the value of the property stays the same. To me it only would make sense if you planned to keep it or have good reason to believe the property value will appreciate.

Personally I think a house is usually a better thing to buy than a condo. But your initial idea seems correct, if you have that money coming in it is probably smarter to put it into equity in real estate than burning it on rent, whether it's a house or a condo. Just make sure that if it is a big condo that the fee is similar to other condo complexes, because as someone else said condo associations can have corruption/waste/etc. so you don't want to get in one with hidden problems going on behind the scenes.

This is a few blocks from one of the meccas for homeless people in Denver, civic center park. That entire area is absolutely aids(unless they've cast out the homeless for good, but usually clear outs only last a little while. You could buy a house, or multiple acres, all the way down south in Trinidad for that much money - and live in an authentic "Wild West" flavor area that might as well be Texas without leaving Colorado(if you *really* gotta have those weed laws lol).
