you know you can sell your home while paying the mortgage.
if the house raises in value then you make profit.
then go onto the next house.
renting is basically finding a middleman , and someone else if the waterline or electeical system breaks.

this day and age home ownership is a skill in maintenence and repair, and government buruacracy. i dont blame you if you dont have the time , patience and where with all to develop those skills and develop those skills.

To their credit though, it is not 100% a bad idea. Rents can be high and that money doesn't give you any long term investment back. Even if they lose the house, they still get back some value of the principal paid down (probably get ripped off not withstanding).
I'm at the age now (mid-40s) didn't save enough, all-in on crypto, I will never get a mortgage now (not a 25+ year one anyway). I could easily die before being able to pay it off. Would rather pay in cash having first saved.

Barely. Your bog-standard average income, 30 year fixed rate, 20% down, 75% of your mortgage payment is still evaporating after you consider maintenance, interest, property tax, and insurance. The remaining 25% is effectively an investment paying whatever the difference between your savings account's interest rate and your mortgage interest rate is. In this day, a very low-yield investment. It's really only worthwhile if housing prices go up, which relies on your government having shitty housing policy that will exacerbate housing shortages. Even then, you can only cash in on that increase in net worth if you sell and move to a smaller house or a cheaper area.
>>50587667

Exactly - I can take out equity, sell, or just pay it down which isn't necessarily a bad approach, just a financially conservative one.

Additionally, rent increases with inflation where as a fixed rate mortgage won't. Property taxes, insurance, HOA sure, but these should account for <50% of your monthly payment thus a lower impact from inflation relative to renting.

>Because a mortgage is the worst investment you can ever make, renting gives me the freedom to move around and do what I want at a moments notice and not be stuck down for decades in one place. I have plans to see the world and live in different countries.
You and your sister are both gigantic faggots.
Yes if you don't plan on staying in one place for more than five years or need the flexibility then renting is better.
However if you plan on settling down then buying is almost always better in the long term then renting.
I hate this fucking black & white min-max society so fucking much goddamn it just have a reasonable fucking discussion they're your goddamn family

When you buy a house on mortgage, you also buy the bank a house. Why do you think they tell you all your life that it's your dream to buy a house? The American Dream.

The money that they lend you is gotten out of thin air. They get it free.

You don't own your house, even after paying it off. You have to pay rent. They don't call it "rent" though, because that would make it obvious. They call it "property tax". If you don't pay your rent, the owner will kick you out.

You need "allodial title" to really own the house.

The solution is to spend as little as you can on a place to live. If you want to "own", buy property and build a house on it. But you can lose a lot by "owning" (watch the coming months). You can't lose your ass by renting. Buying or renting is a rip off, so spend as little as you can on it. If you want to be free.

Its going to be a turnoff when mouthdrooling retards APE into a house that they cant afford and wonder why the price of their cage keeps lowering. This ponzi is due anytime when a whole generation is robbed of society by degenerate overleveraged gambling addicts. What the hell happened to the USA. So much for freedoms when youre so cut up on debt, its main attraction is pissed away by jews and their stupid cow.

If they have a contract signed with the homeowner, yes. The homeowner can choose to not renew it and then have the state enact violence afterwards to remove the tenant. My bank can't just take my house back so long as I am making my payments on time.
>The government owns it, you dont
True a fortiori the government having the monopoly on violence in society.

Please explain to me like I am a retard. I never bothered beginning to research buying a home because I make $65k in SoCal. I was under the impression that a fixed rate at low interest rates was exactly what you search for in a home. Isn't a variable rate risky as fuck?

The housing market, and the resulting mortgages is no doubt a Jewish trick that is the backbone of their financial system, however, if you play the game correctly it's a way to earn financial freedom. Why should the swamp dwellers be the only ones to profit off their kikery?

> Buy first home with my own down payment and parents co-sign (self employed so I pretty much needed a co-signer or jump through 1001 hoops)
> Rent it out, with the rent covering the mortgage, maintenance, misc fees and taxes, with a tidy $100 profit a month
> live at home saving money (I still pay rent but obviously way less)
> Refinance first property in a couple years, use that and saved money to buy another rental property, repeat
> repeat again

Only making +- $1000 a month on 4 properties after expenses but now I have 500k in available equity with a steady income stream that will be bringing a in $16k a month and $3 million in available equity once I retire in 25 years, if rent and property values stay exactly as they are right now.

Imagine NOT being a landlord.

Not true at all. As a younger man my mother continuously told me what I needed to do compared to other relatives. "You really need to go back to school and get a business degree, maybe then you can join at X like your cousin did." "You need to save money up, you're going to need a car in a few years and you don't have the money right now." That sort of thing. For most western cultures it just tones down as it gets older and you become more wise with your money.
