I have taken the self-built pill. I am flipping a warehouse into a house. A big chunk of the housing bubble comes from contractors earning way too much money. They basically earn more than the average west coast tech worker. This is possible only because the middle class got too big and no one knows how to use a damn drill anymore, so demand for contractors, builders, and plumbers is too damn high. The only person I paid is an electrician because I don't want to risk it. The rest I am doing myself.

I literally use youtube. I have the advantage of coming from a blue collar family, so I know how to drill, saw, even a bit welding. Maybe you should work part time for a carpenter for free as an apprentice just to get your hands used to handling machinery.
I drilled holes for windows, used drywall to make rooms and to make the entrance door smaller, did my own plumbing. I got lucky by inheriting a brick and mortar warehouse with concrete pillars. It was already inhabitable before I started working but it was just one big box with no rooms or windows.
I could probably do this on an empty lot as well, but I would need to hire a professional to dig and fill concrete pillars first. Everything else I can make from drywall and wood.

It’s my goal (within two years) and I found a model I like with deck, just need the right place to fit it. Also I’d like a 1.5 spot closed garage/shed to go with it but I haven’t found that yet.

i'm honestly thinking about coping and buying a 1 acre plot of land and a double wide trailer in cash. i absolutely refuse to pay $300k @ 6% for a 1200 square foot boomer shack on 0.125 acres in a 25% nigger town with $4k/year property taxes. my parents own 10 acres, maybe i can buy 1 acre from them.

i don't understand what you're trying to say. it's definitely legal. my parents bought 10 acres and put a double wide on it. in fact, it's fairly common for people to buy an unimproved plot of land, put electrical service and well/septic, and pay for a modular home.
