Renting in and of itself isn’t a bubble people have been doing that for 1000’s of years. Having rental properties is a way for a somewhat safe investment and it’s returns are more stable than equities when you’re retired. My family has owned single family and multi family’s that I own now and it’s pretty stable and it’s like getting an annuity every month.

The problem is people way overdoing leverage which is easy with real estate but in this environment is when people get caught with their pants down, especially flippers who’re getting hammered right now since most over use leverage and with increasing rates and people aren’t buying and price cuts are happening the flippers don’t have a way to refinance out of high interest loans like hard money loans into fixed long term loans and it’s creating a mess that’s just getting started... Short term rentals like I said is the big bubble since all these epeople think they’re hoteliers and like you said people are getting tired of that bullshit in their residental neighborhoods, but if the economy slows down and people quit using airb&b and verbo as much the really exceptional ones will survive but a lot of people jumped into the str craze since people have been making money hand over fist in str’s but that’s why I’ve stayed away from anything to do with str’s because people were going out and buying huge houses with the expectation to make 5x-10x more a month than what they place would get as a long term rental and not every house will work as a long term rental,since they would be asking more in rent that the average renter could ever pay.
