You see those rows and rows of storage units every time your drive to the wrong part of the city. Well soon will be the time to start making money off those. NO, don't go bid on someone's crap via auction. Have someone's crap pay you instead! With layoffs already beginning, economic cool down on the horizon, and mortgage rates almost tripling from the low, public storage is the place to be! New home buyers will have been buying more and more crap to stick in their houses. If they end up getting cut as part of the mass layoffs happening they may lose their house. Where will all that crap go? The consoomer couldn't possibly fathom getting rid of his brand new, 15 foot mega giga bad dragon dong dildo, but he can't stick it in his car (AKA new home). Think also to all the boomers flocking to sell the top of the housing market to retire to some small shit shack in a tax free state. Where will all their crap go? Their wonderful, nostalgic memorabelia, collected over decades of the good times. It sure won't go for sale on craigslist/ebay/rakuten.

These people, rich and poor alike, will all buy storage units for their crap.

But the good times won't come back. They'll keep paying that monthly fee to house their stuff that they're so attatched to. And that monthly fee will go straight to your pocket! Due to the tax nature of REITs they must pay out excess profit as dividends. FAT dividends, all while their stock prices go up and up due to the influx of business. Storage units tend to be in junky parts of cities. On the outskirts, industrial districts, and the middle of nowhere fields. This keeps costs generally low as they don't have to pay out the ass for prime locations.

True, the land storage units go on sucks. But who cares? They aren't trying to sell the land or be accessible. If you're hauling stuff out to a unit you need a car (often a truck) anyways. UNEMPLOYMENT'S EFFECT
You would think that rising unemployment would cause the line to go up for public storage, however past data does not confirm that at all. Rising unemployment happens when the economy as a whole is taking a dump, so these companies don't do so hot either. Once unemployment levels off is when the real magic starts kicking in. Think of rising unemployment as the accumulation phase, except in this case storage companies are accumulating other people's stuff. As employment starts picking up again many of these people have already grown accustomed to having a unit, so they keep it despite the fact that they could grab all their stuff. Why? Because they've accumulated MORE STUFF! The consoomer must consoom, so they keep the unit with all their junk in it and put new junk in their new residence. You can only buy more stuff when you are employed, which I think is why unemployment going down causes units to finally start picking up.

Personally I am not going to start DCAing into storage until unemployment is higher (at least 5.5-6%). Here are the picks I have looked over in the sector:
EXR - Second in mkap to PSA, but has overtaken it in terms of growth. Decent looking balance sheet. Seems like the best of the bunch.
PSA - Largest in mkap. Also has exposure to Europe via Euronext Brussels:SHUR. Balance sheet less good on this one than EXR, but they have the most locations.
CUBE - Has done pretty good with growth in the past. Seems more like they target transient movers (college students) over hoarders.
LSI (Formerly Uncle Bob's) - Seems pretty mediocre. Not a lot exciting looking over their site + balances. Won't do horribly, won't do too well.
NSA - This one seems to be an umbrella for many third party storage companies and specifically markets themselves as a trust. The newest of the bunch with good growth and a strong divvy.
SELF - This one SUCKS. Big stinky microdick crap. Barely recovers when it dips. It does have the largest dividend of the bunch at 4.45%, but maybe they should lower it and use the extra money to make their business better.

think about the potential here. you get a facility with 50 units (this is a tiny facility might cost you 200k), its not unheard of to rent these at $500 americanos per month, minus some expenses like security cameras and lights, and boom you're making $19,000 united staters per month.

P/E isn't so reliable when it comes to reits https://www.reit.com/sites/default/files/media/PDFs/UpdatedInvestorsGuideToREITs.pdf.. Essentially the depreciation is less important with reits due to the fact that they're relying on renting to bring revenue in. Funds from operation and NAV is better to gauge these companies.

all REIT guys know storage is one of, if not the best performing sector over the long term. The land and structures on it are actually quite valuable and can trade at 4% cap rates, or at least they did before debt costs got all fucked. Options plays are still votes for a direction in a stock price, just as buying or selling, this is not keeping the stock market afloat, as you could make the argument buying and selling the normal way would as well, it only increases volatility. The point of investing in stock is capital appreciation, buybacks are a way to return capital to shareholders. Thanks for listening.
