Yes, and you should also add a tax based on risk factors - both genetic and lifestyle ones
For example:
for a married white family with children I take 20% off rent
for a married white couple planning to have a family I take 10% off
for leftists no matter what I add 20% and often randomly disable utilities and let a nigga on my payroll rob them every few months
for single mums I add 10%
for single mums with non white kids I add 30%
for niggers I simply do not rent to them

Only a few tip Im about to change that it is a privilege to rent from me. I could install hidden cams in all the rooms if I wanted but I don't. I could come in your place and put insents in there when you're gone to create a rodent problem. I could steal from you but I don't. These are just a few that come to mind. They should be tipping nonstop and bowing to me every fucking time they see my face fucking ungrateful peasants.

You have to tip if the tenant fixes anything or does any home repair. Typically its 20% of bill for hospitality but 10% of bill should do.
