The house I closed on in December was listed for $380k, first bid I put on it was in August at $270k. It needed a lot of work. Eventually we settled on $320k.
It was on the market for 4 months with no one willing to go close to the asking price while the market was at it's peak because it needed a lot of work. 6 months later ans I'm still not moved in.
I say this because there is a lot these listing don't show from photos. My house looked decent in photos but terrible in person. It's even in a very desirable area people just didn't want to do the work or risk flipping at that price.
