In the vast majority of cases, inspections were never waived.

Buyers would get the house inspected under the pretext that they wouldn't ask the seller to help cover repairs, but buyer could still back out of the deal if any serious damage was revealed.

They're not doing that, since there's still a huge pool of renters willing to pay them $2200/mo for a place to live. People aren't losing their jobs, they're not missing rent payments. The house I closed on in December was listed for $380k, first bid I put on it was in August at $270k. It needed a lot of work. Eventually we settled on $320k.
It was on the market for 4 months with no one willing to go close to the asking price while the market was at it's peak because it needed a lot of work. 6 months later ans I'm still not moved in.
I say this because there is a lot these listing don't show from photos. My house looked decent in photos but terrible in person. It's even in a very desirable area people just didn't want to do the work or risk flipping at that price.

People may not be buying as much as they were, but homes aren't being built as quickly now either.
