How to know if my random cheap midwestern town will see real estate appreciation in the next 5-10 years? In the past it has barely gone up to match inflation and only really made any significant gains from 2019-2022.

Is the population going up or down in your area?
I assume the rate of construction is fixed, or will grow insignificantly, so the population growth will determine the cost of housing in your area.

Population is just barely declining. In the past 20 years it's gone down from 10000 to about 9800 people.
So I guess that's not very good.
