I've done a lot of research, and I still can't decide what to do desu.

Should I just buy a cheaper house on a 15 year loan and call it a day or should I save for an expensive one, do 30yrs and then put the money in index funds

>just turned 24, making 45-50k/yr (depending on OT)
>will be making 60-70k/yr consistently in the future when I have more experience

also live in midwest. selling my rentals now because prices are so inflated. loans are cheap. i do 30yr. put the extra in index.

if s&p averages ~10% how much more will you gain in 15 yrs at that rate compared to saving 1% on the loan with a higher monthly payment.

by working for a jap company that lays out the pay scale ??

either way, if they went out of business, I will still be making 25/hr minimum somewhere. The field I'm in has basically unlimited jobs and yadyadyada
