There's no one size fits all answer to a country as big as the US.
I'm not 100% sure of the exact pattern, but I think location and density will matter greatly. A typical suburb in PA is going to behave differently to a neighborhood in Staten Island and some quiet country road in West Virginia.

Houses barely stay on the market for more than a day or two even in rural areas now. There may be a temporary dip in prices but supply will get bought up faster than you can blink.

If it’s a low supply high demand area that has historically low foreclosure rates then this will likely not apply to those areas. Appraisal values are based on a multitude of variables and you’re delusional if you believe otherwise. I live in one of those areas that I bought into last year. If you don’t buy near nigs and you work with a realtor to find upcoming areas (southeast region in US has so many realtors and not enough supply that often 4 or more realtors as well as RE agents are working to sell the same property and that’s as of late 2020), you can find great properties even during this sellers market

Guys so theres a $32k house near me. Interior is nice, two stories. 4bed 2 bath was a duplex with two front doors can be made back into one easily. Minor roof damage, yards kinda fucked.

The reason its so cheap is because its situated next to a bunch of abbo niggers on every side and traintracks. HOWEVER. Its a few blocks from my cities bustling downtown and some major bed and breakfast plantation houses a block down.
