in the UK at least (where I'm guessing OP is based on his time of posting), if you live in the same house as your tenants, they have close to no legal standing when it comes to evicting them. if they rent the whole place and you don't live there, they have vastly more legal standing.

I’ve lived many sharehouses, all mixed gender.

In general women are messier than men, but about 25% of women are significantly cleaner than any man.

Having lived in different places of various sizes I can conclusively say that 4 or less people is pretty shit, but 5+ people is actually ideal (assuming the house is big enough).
