I did what I could and knew how to.
I read Rich Dad Poor Dad when I was young and then several other real estate classics to learn the fundamentals/philosophy.
I worked a shit delivery job, saved money, packed lunches, cut my own hair. Moved back in with my parents.
I was obsessed with getting enough cash to buy real estate. I wanted it more than anything or anybody else wanted to succeed, at least out of all the people I knew.
Once I saved enough I went in on a bank owned property we found right off of the MLS.
Paid cash and just started youtubing how to fix shit and buying tools.
Took us 6months and doubled our money.
It was better than sex.
Now I have private equity guys that I have several different promissory notes that have been drawn up we can use on short notice to close a deal for cash.
Usually its 9-10% interest with some $ down amortized at 30years with a 2 year balloon or some variation of that.
Sometimes we'll negotiate and they get 2% of the net proceeds of the sale.

I have some basic cold reading that anyone with a brain could do but renters are something that the more I learn about their behavior the less I know.
I have some people that you would think would be absolute shitters that pay every month right on time and even fix little problems themselves that I allow them to and take good care of the property.
