That’s not accurate in many cases. I am building a home in Texas and using a home builder. We are in a planned community with homes in the $500k-$1.5M range but ours is much less than that. (300s). Everything is modern, up to code, and designed flawlessly. That being said, it really depends on the area. In some areas you’d be better off just buying and renovating. Property taxes are insane though, $6k-$7k/year

Sold about 15k over asking price too right when covid started. Bought a new place in North Bay right when people were panic selling their houses. So right now it depends on where you're looking. Geography is incredibly important at this point in time due to covid, shits done changed. Example: Pennsylvania real estate has increased roughly 10% I would say as a conservative estimate in 9 months on average. In some areas I have looked, housing prices have literally doubled (yep, doubled.) New York is literally just dumping - its evacing all over the east coast down to Florida.

Point is, if you can be flexibile, try looking a little bit further outside your target area. Commute a bit longer to work. Or, buy land and build. Cost for new construction is not bad compared to paying for some of these existing homes, depending on where you're at.

Geographic 'bubbles' will pop as cities like NY return to "normal" and a significant portion of their population moves back after realizing they don't like rural folks.

TLDR: Maybe your geographic target area is too small, branch out, possibly build instead of renting time permitting. This bubble ain't going no where in some areas, price increase semi-permanent as the jobs move due to covid.

Don't pay attention to listing prices. A lot of people and even realtors are bad at pricing homes.

Focus on comps, price/rental income ratios, and adjust based on market conditions.

Building a house, in Australia. 230k for 315m2 land 220k for 4 bed 3 bath with double garage and theater room. All mod cons turn key total 450k took out a 330k loan with 55k government building and first homer grants as well. All in aussie dollars. Bought bottom of market and house prices raising and little to no rentals atm.

Bought in a city close to airport public transport and 30 mins to cbd via car and 20 mins via train. Lots of jobs here.

In Finland the housing prices have risen a fuckton around the larger cities. I don't quite understand who the fuck is buying all those houses/apartments when you compare the prices to the average salaries of people.
Unless they're absolutely completely head over heels in debt. But I suspect the ever incresing housing prices are a symptom of the constant money printing and reflects the real inflation of our currencies

I bought a brand new 40 m2 1 bedroom 1 living room apartment with 100m2 garden, with a parking spot in the garage, and 24/7 reception for 100000$, but I'm in hungary.
