The advantage for Podshare:
-No lease
-Get furnishings
-Cost a bit less

The Disadvantages:
-No legal protections that a lease provides
-No place to store shit
-No real privacy
-Have to share furniture/kitchen

>Don't buy around niggers (try your best to balance this with my previous point)
>Don't get a pool unless you hate money
>Hire a professional home inspector. Don't try to DIY that because he knows what to look for and you don't.
>It's better than renting long-term, but it's not THAT much better. Closing costs are huge when you're buying or selling. Your payment can absolutely go up when the government jacks up your property taxes, or the homeowner's insurance company jacks up your insurance. Also, be prepared for utility bills to triple.
>Most importantly, everybody involved in the home buying process wants you to buy the most expensive house possible. They will try to convince you that you can (and should) buy a more expensive house than you can actually afford. The building you live in is not an investment and you should know ahead of time how much money you can spend. Stick to your budget.

>What's the point of a property tax if you can just write it off?
For business owners tax deductions exist to incentivize more business. Business owners create jobs and increase the economic standing of a country, so there's an incentive to let them deduct taxes out of what they owe for other reasons already to keep a little more money in their pockets. Plus it's a deduction and not a straight handout so you only get to benefit a lot from it if you were already getting taxed enough in the first place e.g. you hear those stories about Jeff Bezos paying no taxes because he's already putting so much money into the US economy that there's little reason to think the federal government would be better off taking more money from him when the way he uses it will probably create far greater returns.
For home owners, you get a homestead exemption if it's your actual home you live in to help make it so that regular people looking to simply settle down in a place of their own have a bit less of a financial burden than investing buyers e.g. My house's property taxes before homestead exemption are more like $4,000 a year but since I live in that house I only pay more like $2,000 a year.

All the anons who have never heard of a hostel before lmfao. Granted these podshare things are way more expensive than the average hostel, but still.
In the middle ages if you stopped at a tavern and rented a bed youd be thrown into a room full of cots just like that. TRADITION.

It's not really a bubble, both in terms of the market's own indicators and in terms of the massive USD inflation happening which only servers to drive up real value asset prices even further. You might want to consider buying now instead of waiting and getting priced out that much harder. When you factor in both inflation (to the moon) and mortgage rates (down to 2%) houses are a bargain now believe it or not.

I know someone who studied marketing for 5 years (masters degree) from a private university and couldn't land a job with the degree, so she ended up going back to study and became a teacher. She now teaches entrepreneurship and marketing in school.

I think living in my parents home would be chill though, like because they have a car, house, etc. make dinner for me. It doesn't matter that much to be honest. Can't live here my whole life I guess, haha.

How many years does it usually take to reach management after getting a bachelors or masters degree?

My grandpa got a management role in a public welfare agency when he was 60 years lol, but he was 12 years in the military, and ran a business for 30 years or smthing.

I live in Australia and boomers have more money invested into property than the stock market.
Like they own three houses, all leveraged as fuck. The market here really isnt sustainable but the government is going to keep it propped up as long as possible. Id rather not buy anything at all.

After 5 years you should be able to take some management responsibilities. This is an average as it really depends on the industry. If you go for CS it usually happens after being a team lead for a while. In banks you just need to keep working, there's a very streamlined path based on YOE.

It's essentially a hostel with a fancy name to it. About 8 years ago or so when my friend from high school moved out to Seattle, he considered moving into one of them since it was about 2/3s of what he was paying in rent but quickly went decided against it when he remembered how people in hostels act like animals and the place would be a mess.

You're paying the landlords taxes when you pay rent. Additionally, you're gaining equity in your property with every mortgage payment. Equity + appreciation = more money in your pocket when you ultimately sell your property. If you can't understand that, then you're ngmi.

What part of DC? I hope for your sake the fags moved in, cause nothing skyrockets a neighborhoods value in DC than having a bunch of cum guzzlers coming in and setting up shop.

Just don't rent them in the meantime. My ex's aunt has a rowhome in NW and was considering renting out her basement, which was a 2 bed, 2 bath, separate entrance apartment. She ultimately decided to just list it on airbnb instead because rental laws in DC are so heavily stacked in the renters favor that they can apparently skate away with only paying 10% of the contract rent and takes an eternity to actually evict them.
