I have seen 30 year fixed mortgage rates at low 2.something percent. Inflation is right at 3%

why would the bank lend you money and take that risk for a return under inflation?

i checked the fees and they were not enough to offset this

if youre ready to buy a home its likely you already did it, rates falling below a relatively arbitrary threshold isn't your buy signal
its like someone waiting for tax free weekend to do all their spending. if you're furnishing an entire house, sure, go for it. but most people are buying things like a new laptop

the rate of inflation is set to skyrocket regardless so it doesnt matter if it's 2% or 3% or even 4% because the rate of inflation is going to be upwards of 5-6%

I thought i knew how a bank worked, but then they began with the negative interest rate on money you have in your bank account.
So if you have more than 50K€ in your bank account, you have to pay X% a year, just like interest rate, but where you pay it.

How does this make sense? one would think that a bank would somehow be able to earn money from the money the customers have in their accounts, why would it be deemed "bad" for a bank that people have money in the bank, that they have to charge you to offset this?

It doesn't make sense, from any rational point of view.. and yea, all the other shit, like negative yield bonds (german bonds), is also ludacris, why would anyone buy a bond with a negative yield?
