I second this anon's question: where do you think you are going to make a certain, consistent 10% return on your $100,000? Not in stocks, bonds, money market, CDs, or any bundle of them. The only way I can imagine is if you gather some partners and buy residential real estate and lease it out. But then you are working a full-time job managing those assets. And if you hire someone to manage them, they will reduce your income substantially. Plus, we are about to have a crisis in residential rental properties due to the idiotic covid shutdown.
