It sounds good, but first, ask yourself this.
Why hasn't someone already done this?

It may be that there's already a turf war in progress, and that the only reason someone hasn't opened anything there is that they're already fighting over the matter.
It often happens that endeavors like this one are sabotaged by establishments like building cafeterias, or mob-owned shops a couple blocks down, stuff like that.

But that's not the case, good for you, sounds solid.
