I’ve done the calculations and I’m a simple man. I just want 30k~50k a year passive. If I can do that live in Montana or have access to a national park like in Oregon I’ll be happy. There's a bunch of manufactured homes in a city nearby that are all ~$50k/ea and in a 55+ neighborhood. Boeing has their nw headquarters a town over and the ripple of rising housing costs has pushed these manufactureds comfortably into the $1000-1400/month price range. I'm going to buy probably five or so outright (no financing to ruin cash flow) because their way way cheaper than houses to maintain and the neighborhood all but guarantees that the rent money is going to come from the government. I could probably net $6k/month easily from the properties to cover my expenses and then pay my house off within the next 5 years. After that it's vacation home and saving/investments for the next decade or so until I retire at ~40.
