Yeah I never got this one, you don't have to pay rent anymore after that, saving something like 400€ a month (in my country), plus you can modify your living space as much as you want, you just have the property tax to pay but that's like 1/20th of rent

Between the cost of property taxes, maintenance and increased utility costs, my 450/month apt. with all utilities except electric (I have to pay separately for electricity) included isn't that bad. Sometimes I think people forget that their time and labor also has value, and it is easy for a significant amount of labor to be involved in maintaining a piece of property.

There's other maintenance costs as well, and if you buy at the top of a market you can go into negative equity. Even if your house retains its value it is not giving you a ROI via rent, in fact it's a -ROI, so it's not like a investment property that you are renting out. It might be that it saves you money on rent, but it also can be a drain on your income and even wipe you out in a market crash which in real estate can be crypto-like with 80% corrections like you saw in Ireland, 60% corrections in the US etc...
